| David Pierson and Varnum/Armstrong/Deeter, LLC have represented Sellers and produced Buyers for motels, hotels, and select destination restaurants and other retail properties throughout Kansas and Missouri since 1995. Our Seller Clients have included longtime owner/operators, investment partnerships, banks, and court authorized sales. Our projects have ranged from small mom and pop lake resorts to full service motor hotels with 2 restaurants and conference facilities for up to 900. As part of one recent sale, we produced not only the Buyer, but also additional written purchase offers from prospects from Kansas, Missouri, New Hampshire, Colorado, New Jersey, Montana, Illinois, Tennessee, Oklahoma, and New York State. We have also produced property inquiries and/or showings with prospective Buyers from as far away as Guam, Israel, England, Germany, and Belgium, which we believe is a testament to the United States remaining the land of opportunity and our expertise. We only market exclusive listing motel properties and aggressively promotes our Listings throughout an investment of not only time, but financially through direct contact sales efforts, targeted direct mail, custom property and community profiles, local, regional and/or national print advertising, as well as aggressive Internet marketing resources. We believe that our showing of our listings and their communities is only one small way that we are able to best represent a given property to prospective Buyers. In addition, we work with our Buyers to secure the necessary financing and assist with various property sale and transfer issues. David Pierson has been involved in hospitality and tourism related businesses since 1979. He has been employed in a wide variety of hospitality industry related positions including Manager of a tourist attraction, Vice President of a national hotel chain and Corporate Manager for Marketing and Property Development for a hotel ownership and management company. His varied industry experience allows him a strong insight into the operational and financial aspects of the hospitality industry. Pierson attended the University of Kansas School of Journalism, where he majored in the Advertising sequence. In addition to general real estate course instruction, Pierson has completed the Certification in Real Estate, Development, and Hotel Investment Program of The School of Hotel Administration, Cornell University (Ithaca, NY), including specialized courses in Hotel Planning and Design, Computerized Hotel Market Studies and Valuations, Property Asset Management, and Advanced Hotel Investments. He has also completed additional specialized courses, including Hotel/Motel Valuation (The Appraisal Institute, Stephen Rushmore, Instructor), Financial Analysis for Commercial Real Estate (Commercial Investment Real Estate Institute), as well as courses in Alternative Financing, Starker (IRC 1031) Exchanges, Buyer Agency representation, Property Analysis and Corrective Action Analysis. He is dedicated to continuing his professional education to best serve the needs of his Clients. He has been active in his community and industry in a variety of leadership positions, including serving as President of the Kansas Hotel Association, Board Secretary of the Kansas Lodging Association, President of the Hays Area Jaycees, which honored him with a Jaycee of the Year award, Board Member for the Rosedale Area Development Association, President of a Chain Regional Marketing Cooperative, and as a Member of the Transportation Committee of the Kansas Chamber of Commerce and Industry. Pierson also previously served as a Board Member for the Missouri Hotel/Lodging Association. He is also a member of the Realtors Commercial Alliance of the National Association of Realtors, The Kansas Realtors Association, The Kansas City Regional Association of Realtors, as well as is active in several community organizations.
